Winterization & plumbing protection

Mountain Village, Alaska

This is a sample listing, not an active job. No work is being awarded and no bids or payments are being collected. Do not travel, purchase materials, or begin work based on this page.

Adapted from a historical work scope for demonstration. Company details, client identifiers, property address, contacts, access codes, pricing, and past due dates have been omitted. Any real assignment requires current written instructions and authorization.

Work instructions & documentation

Initial inspection

Determine plumbing and heating system type and whether an existing winterization remains intact. Check isolated water supply, antifreeze in fixtures, and winterization labels. If intact, document and do not repeat the winterization. If water was reintroduced or plumbing or a water heater was changed, report the need for a complete re-winterization. The source scope calls for year-round winterization in Alaska.

Qualified personnel

Wet heating systems, including radiant, steam, boiler, and geothermal systems, require a licensed plumber or HVAC contractor. Use licensed personnel wherever required locally and submit evidence of qualifications. Do not adjust heat or thermostats without written direction.

Water isolation

For a future authorized assignment, isolate the domestic supply at permitted shutoffs and document it. Disconnect meters or operate utility-controlled shutoffs only where permitted and authorized. Secure the shutoff against accidental reopening. Follow separate instructions for shared systems and private wells.

Drain plumbing

Open appropriate fixtures and valves to gravity-drain the plumbing. Drain and cap the water heater, isolate its dedicated energy supply as appropriate, and remove water from toilet bowls and tanks. Clean toilets. Do not shut off unrelated electrical circuits.

Dry-system pressure test

The historical dry-system scope specifies 60 PSI for 15 minutes using a compressor with an inline gauge, minimum 5-gallon capacity and 100-PSI capability; an 8-gallon unit with at least 5 CFM is recommended. Use a suitable threaded connection, never the water heater. A pass requires pressure to remain at least 60 PSI for the full test. Photograph start, during, and end readings and report pass/fail. Qualified personnel must confirm suitability for the actual system and equipment.

Failed test and repairs

Report visible plumbing damage and failed readings. Obtain written authorization before repairs. Do not assume a prior spending allowance permits current work. Bid repairs exceeding the authorized scope; report concealed breaks rather than inventing exploratory repair authorization.

Antifreeze and toilet protection

Apply plumbing-system-compatible winterization antifreeze to toilet bowls and tanks, floor drains, sink/shower/tub traps, and the dishwasher drain according to product and system requirements. Install clear, ventilated toilet protection; do not tape lids shut. Photograph each treated fixture.

Shared systems

Do not interrupt shared supply or heating without authorization. Drain and protect accessible independent fixtures as permitted, document limitations, and notify the assigning office of any system requiring maintained heat. An isolation-valve proposal requires confirmation of independent supply and applicable association permission.

Private wells

Qualified personnel must isolate well power and supply, drain pressure tanks and relevant pump components, and winterize accessible piping and fixtures for the installed system. Document components, shutoffs, any repairs, and test results. Confirm the correct procedure for surface versus submersible equipment.

Special systems

Do not winterize fire suppression equipment; isolate domestic plumbing separately only when permitted. Do not perform pool or irrigation winterization under this scope. Do not tamper with solar equipment; report the need to maintain utilities and obtain specialist direction. Document all such systems and limitations.

Labels and posting

For a future assignment, use the assigning business’s approved winterization labels at the water meter, water heater, dishwasher, wet fixtures, well shutoff, and relevant breaker panel. Leave a completed winterization notice near the property sign-in record. No original company forms, branding, or links are included in this sample.

Photo and completion package

Photograph plumbing and heating components, all sides of the water heater and its connections, water isolation, draining, pressure-test readings, antifreeze treatment, toilet protection, labels, and posting. Record damage, limitations, and pass/fail results. For manufactured housing, record available identification labels privately. Submit a signed, dated checklist and service report to the assigning office.
